Don't Forget the Inventory

There's more to selling a home than making it attractive and then keeping it in tip top condition for showings.

You'll need to decide which items will be included in the sale and make an inventory. The inventory will be attached to the sales contract.

It's important to have an inventory so that no misunderstanding arises as to what goes with the home.

After all, you wouldn't want the purchaser to think they inherited your cherished oil on canvas masterpiece.

Typically, furniture and appliances are included in the sale of homes in the Bahamas, except perhaps for a few cherished pieces.

Start by creating a home inventory spread sheet on your home computer. Various sites, such as allstate.com, provide spread sheets you can print and complete.

Easier still, create a visual record with captions to either stand alone as your inventory, or provide copies of photographs along with the inventory recorded on a spread sheet.

Plan to take inventory on at least one room a night to avoid a last minute rush. You'll be busy enough as it is, getting ready to move.

Better yet, don't wait to sign a sales contract. It pays to have a record of your inventory at all times.

Cataloguing your home items, especially jewellery, original art work and electronic devices, can pay big dividends if you're struck by a fire, hurricane or theft and your items are insured.

A simple home inventory can make the recovery process so much easier. Make it easier for your Bahamas real estate agent from the break.

Have your inventory list ready when your agent starts his/her showings.
