We've heard this complaint many times and the solution is usually quite simple.

The most common reason a home won't sell is because it's overpriced.

Often, owners will insist on an unrealistic price, convinced that “the right person” will magically appear out of thin air.

In the meantime, the marketing campaign grows stale, the home loses its “just prepped for sale” sparkle and the price predictably drops.

The truth is, it's the purchaser and not the vendor who will decide what the house is worth.

Instead of dismissing a professional appraiser's value as being too low, ask yourself:

“Would I pay more for a house than the appraised value?”

Most Bahamas real estate brokers and prospects will view a home within the first few weeks of its launch.

Overprice your home and interest will fade quickly.

Programmes like House Hunters have made purchasers very savvy. They're going to shop around and make their own comparisons.

Also, a bank isn't going to give a mortgage on a home if it's overpriced.

So, it's really no use trying to push a $600,000 home for $700,000. You wouldn't fall for it. Why should anyone else?
